Kitchen Replacement - Alva, Tullibody, Tillicoultry, Alloa
As part of the Council ongoing programme to meet the standards set down by the Scottish Housing Quality Standard, Clackmannanshire Council intend to replace approximately 300 kitchens in Alva, Tullibody, Tillicoultry and Alloa.
To ensure that all of our tenants are kept informed throughout the process tenant information meetings will be organised. At these meetings the tenants are informed regarding time scales and the work involved. Examples of the worktops, sinks and kitchen units will also be able to view for tenants to view.
During the work kitchens will be completely removed and tenants will receive new sinks, worktops, base units, wall units, tiling, vinyl flooring, walls will be re-painted. The tenants will be given a choice of types and colours of worktops, unit fronts, flooring and wall coverings. The kitchen will also be rewired and left with enough sockets to accommodate the variety of appliances found in modern kitchens.
Once this project is complete every council tenant in Alva will have a fully fitted kitchen in addition to the modernised bathroom they received last year.

Kitchen Replacement - Alva
Clackmannanshire Council is shortly to embark on its next kitchen renewal programme. The contractor is due to begin the renewal programme of 300 kitchens throughout the Alva area as well as individual vacant properties in Clackmannan, Dollar and Alloa from August 2008.
The first tenant information meeting was successfully held in May ensuring tenants are kept fully informed about the work involved and a second in planned for the beginning of July.
The current kitchens will be completely removed and the tenants will be provided with new sinks, worktops, base units, wall units, tiling, vinyl flooring, new wallpaper and paint. Our tenants are able to view examples of these materials at the tenant information meeting and during a survey visit at their property can choose from a selection of types and colours of worktops, unit fronts, flooring and wall coverings with the aid of a computer design software which allows them to receive a rendered drawing of what the kitchen will look like as well as a detailed floor plan.
This latest kitchen replacement programme will bring these properties up to modern standards and will exceed the demands of the Scottish Housing Quality Standard, enhancing the housing stock and making day to day life easier for the tenants involved.

Electrical Testing
By law, Clackmannanshire Council is required to carry out electrical testing on all of it's properties over a 10 year cycle to ensure electrical installations are in safe working order and meet legislative requirements. Individual properties in the following areas are due for inspection during this financial year. A contract to test these properties has been awarded to A C Gold Ltd. This contractor has carried out various electrical works for us in the past so they are well acquainted with the level of work required by Clackmannanshire Council.

The contract will be carried out by Maclin Ltd. Maclin have carried out various rewiring programmes for us in the past so they are well acquainted with the level of work required by Clackmannanshire Council.
The programme is part of Clackmannanshire Council's on going commitment to bring all of the housing stock up to Scottish Housing Quality Standards.
The work will entail the replacement of the entire electrical wiring system. This will include replacement of the fuse box with a new fuse-board containing switchable fuses, miniature circuit breakers , sensitive fault detection switch and residual current circuit breakers which can prevent injury from electric shock and make the electrical system safer. The number of wall sockets will be increased to cope with modern needs and hard wired smoke and carbon monoxide detectors are installed providing a safer, reliable warning system that is not reliant on batteries.

External Water Pipe Replacement - Alloa & Clackmannan
Clackmannanshire Council is pleased to announce the beginning of a new improvement project. This project will be undertaken in partnership with Scottish Water
The following properties will soon benefit from External Water Pipe Renewal.
- Alloa; Fairyburn Road, Lornshill Crescent, Crown Gardens, Gean Road
- Clackmannan; Kersegreen Road, Bruce Street, Garden Terrace, Erskine Place, Woodside Terrace
The work will involve the installation of new blue MDPE pipes will be laid in a trench from the boundary of the property. To minimise disruption to gardens, and driveways the contractor will utilise new underground moleing techniques. Moling is a trenchless method used to lay pipes. During the moling process, a pneumatically-driven machine known as a mole forces its way through the soil along the desired path of the pipe. Moling avoids the need to dig a trench and can be used for this work.
This work is part of Clackmannanshire's Continued commitment to improve all it's housing stock and achieve the standards of Scottish Housing Quality Standards.

Bathroom Replacement - Tillicoultry
Clackmannanshire Council's commitment to improving the homes of our tenants and bringing them up to the Clackmannanshire Standard is soon to take a big step into Tillicoultry. This is the first bathroom programme of this size to be carried out in Tillicoultry.

Under this contract tenants will receive a new bath, wash hand basin and WC, electric shower, extractor fan, new tiling, wall finish, paint and new vinyl flooring.
The tenants involved will be invited to attend a public meeting where they will have the opportunity to speak to the Architects and Contractors regarding the contract. At this meeting the architectural project leader will explain the extent of the works involved. There will also be a preview of the choices for tiles, paint and vinyl flooring.

Kitchen and Bathroom Replacement - Menstrie

The decision to combine the kitchen and the bathroom contract was taken in the hope that it will reduce costs so that we are able to provide the tenants with more for their money. It is also hoped that this will lessen the disruption that tenants experience during these replacement contracts.
The tenants will be invited to an information meeting to ensure that they are aware of the level of work carried out by the contractor, and also what is expected from the tenants themselves to allow an uninterrupted programme of works.
The kitchens will be rewired, new sinks, kitchen units and worktops will be fitted. The walls will be smoothed and painted and new vinyl flooring will be laid. The bathrooms will have new showers, baths (were possible), wash hand basins and WCs fitted. The walls will be smoothed and painted and new slip resistance vinyl will be fitted.
This modernisation will bring these rooms beyond the Scottish Housing Quality Standard to the Clackmannanshire Standard. This project will complete the kitchen and bathroom replacement programme in Menstrie.

Roof Replacement - Alloa, Alva & Dollar
Clackmannanshire Council is delighted to announce the beginning of a new improvement project. This time round it's pitched roof replacement.
Some of the roofs in Stirling Road, Alva, Curlers Court, Dollar, Broad Street and Argyll Street, Alloa These properties were identified by our Cyclical Maintenance Officer who recorded them as needing replacement whilst carrying out his Cyclical Maintenance inspections. We have appointed a contractor and the project is about to start in Alloa.
The project is expected to last ten weeks, and involves the removal of the existing tiles and replacing them and if necessary the timber frame may be repaired or replaced. The new roof will ensure that these tenants' homes remain wind and water tight.

Door Replacement - Kennet Village & Clackmannan
Clackmannanshire Council are to replace external doors at properties in Kennet Village and High Street & Kirk Wynd in Clackmannan.. It was necessary for planning permission to be granted due to the homes being situated within conservation areas. The contract will commence after the New Year and will be completed by March 08.
The tenants were given the opportunity to chose the design and colour of their new doors. The new doors will enhance the appearance of the properties and will also offer the tenants improved security. The doors are being supplied by Russell Joinery Ltd and will be fitted by Clackmannanshire Council Property Contracts Unit.

External Render Replacement - Tullibody
Clackmannanshire Council is pleased to announce the beginning of a new improvement project. The following properties will soon benefit from an external facelift by means of re-rendering.

During the 2006/07 Cyclical Maintenance inspections these properties were identified as needing the render replaced to ensure the long-term integrity of the structures.
- The project is expected to last 15 weeks
- It involves washing down and smoothing the existing render coat, in preparation for the final render coat.
- This will involve a 7mm scrim coating which is pinned to the existing render and then completely covered by new render coating.
Whilst on site the contractor will also examine all brick work, gutters and down pipes to ensure the finish not only enhances the look of the properties but also prolongs the life of the structure and the other building elements.

The project will involve the removal of existing boilers, hot water cylinders and the installation of either a high efficiency-condensing boiler, with an associated fully insulated hot water storage tank. Radiators will be fitted with thermostatic valves, which will enable tenants to control the temperature in each room.
Upon completion the tenants will benefit from a modern controllable energy efficient system, which may help to reduce fuel bills.
Bathroom Replacement - Alva
Clackmannanshire Council is pleased to announce that following positive feedback from the pilot bathroom contract and the success of phase one of this year's bathroom programme; new bathrooms will shortly be fitted to all council houses in Alva.
Tenants information evenings have been held in the Cochrane Hall, Alva. These gave tenants the opportunity to hear more about the bathroom programme, see the range of available fittings, floor coverings and decoration and also to ask any questions relating to the programme.
The bathroom replacement programme involves the following work:
New bath, wash hand basin, WC and overbath shower. Tenants are offered a choice of bath panel. Tiling is fitted around the bath and a splash back area behind the wash hand basin with a choice of tiling on offer. Other walls are wallpapered and painted with tenants able to choose from a range of style and colour. Tenants are also offered a choice of vinyl floor covering. Bathrooms will also be rewired and fitted with an extractor fan.
This work will bring bathrooms up to modern standards which meet and exceed the demands of the Scottish Housing Quality Standard. The contract is scheduled to last until the end of February 2008.
